Recommendation of Architect/Engineers/Expeditors
Certain jobs require a certified hand in deciphering precisely what work needs to be done. We routinely recommend utilizing a certified professional to help guide the owner on medium-sized and large projects. Using these professionals can save the owner money in the long run and will offer an unbiased opinion that will aide in drawing up the needed specifications.
Pre-Construction Phase
In the absence of a hired consultant to aide in the construction process, EBMG can analyze bids received from various contractors so that the owner can make an intelligent choice. Once the bids are approved by the owner, Management can consult with the owner’s legal representative to draw up a contract for such work to be performed.
Construction Phase
During the construction phase, EBMG will coordinate all of the work to take place with the residents in the building. With this oversight, confusion and delays can be avoided while also providing the residents with a sense of comfort and knowledge. In the absence of a hired consultant, EBMG can also ascertain progress relative to the performance schedule of the contractor and work with the owner and the contractor to correct any problems.
Post Construction Phase
Management will make certain that once the construction is complete and all forms are signed off, all fees will be released to contractor. In addition, any filings with the city for the benefit of the owner will be overseen by the Manager (J-51, MCI, etc.)
