Professional Management Supervision
Our Management team consists of highly trained and motivated individuals. Familiar with all aspects of the building structure as well as a strong belief in respectful resident relations, each client is assigned to one building Manager.
Board / Owner Online Access
By utilizing EBMG's online document resource center, you'll have 24-hour access to your building's vital documents. These documents range from monthly Board minutes to yearly Financial Statements. By simply logging in through our website, it could not be easier.
Administrative Supervision
EBMG will ensure that all charges are collected and all invoices paid timely and in accordance with the policies set forth by the owner.
Personnel and Staffing
With the consultation of the Board or owner, the building Manager will be responsible for the hiring, termination, and monitoring of the Maintenance Staff personnel. This includes the establishment of Standards of Performance/Job Descriptions and the review of the same in an effort to maintain satisfactory levels of work performance. Wellness programs and job satisfaction methods will be implemented in coordination with Union specifications as well as Employee/Union negotiation and arbitration.
Preventative Maintenance Program
Your building is one of the most important and valuable assets that you possess. In order to make sure that your assets are protected, your Manager will set up a preventative and ongoing maintenance plan that will reduce the need for unseen repairs and replacements in the future and will also lead to a longer life for your physical plant. This plan will also be submitted to the owner for review and approval.
Purchasing Power and Inventory Control
As a client of EBMG, you will receive the benefit of the purchasing power derived from maintaining over 2,000 units. All incoming and on-hand items will be analyzed and all future orders will be competitively bid by different suppliers to ensure the lowest price in the marketplace. This bulk purchasing commitment also includes heating oil. EBMG will always present multiple options should your building wish to lock in at a preferred rate for the heating season.
Financial Reports and Budgeting
EBMG will provide the owner with financial statements and all supporting schedules. With EBMG’s Controller, your manager will organize and present to you a budget for the year going forward. After approval, your Manager will keep an ongoing analysis of the budget and will report to the owner on a regular basis.
Contract Negotiation
EBMG will fight to get the lowest price for any service entered into via contract. Our pull in the industry can lead to a reduction in prices that your building can realize as savings.
Board/Owner Liaison
Your Manager will implement the policy that the Board or owner puts into place and will report any necessary information directly to the Board or owner. Resident repairs that are the responsibility of the client will be taken care of in a timely manner should they be needed.
24 Hour Emergency Contact
If you have an emergency after hours, EBMG has a 24-hour answering service that enable residents to be in touch with a Management representative within minutes.
Insurance Coverage
Before the expiration of your current insurance policy, EBMG will bid out your insurance package competitively by utilizing various insurance providers.
Compliance
Your Manager will ensure that all aspects of your building are in compliance with local, State and Federal laws.
No Hidden Fees
As a client of EBMG, we will not charge your building with hidden fees. The fees that EBMG is reimbursed for are Bulk Mailings, Bulk Copying and Fed-Ex/Overnight Courier. The fees that EBMG will collect are for Court Appearance Fees and Sales/Leasing Fees.
